I can get a mortgage, why do I need an advisor?

With the vast array of mortgages available from lenders with very different criteria lending standards it is hugely important to find the right lender with the right product. Over a 25year term a difference of only £50.00 a month can cost well in excess of £15,000.00 from net income.

Professionals offering mortgage advice, who are qualified to give full advice and recommendation, take responsibility for the advice they give and have to be covered by liability insurances. It is important to see if the advice is sourced from a restricted number of lenders or from the whole of the market.

It may not be necessary to have lots of quotes from different whole of market mortgage advisors, since this will involve wasting professional time researching the same markets, (going in and out of the same Banks and Building Societies on your behalf) and should have similar results in a regulated and legislated business. It can also cause increased brokerage costs that will need to be passed on.

A mortgage broker compares offerings from available lenders, and will be aware of mortgage broker only deals not available to you directly. This saves you the time and hassle of reading all of the criteria small print and finding quotes for the most suitable products.

It will also save you spending time in a variety of Banks and Building Societies, and making comparisons. Remember, each lender will only show you their own branded product range, not the thousands of products available to the market. It may also help to lessen the risk that you are refused by your chosen lender.

By charging a fee for professional advice and services, the bulk of which is usually only due on satisfactory completion of an arranged mortgage and can often be added to the loan, we are not dependent on which lender will offer the highest procuration fees to ensure business viability.

We can offer advice to cover individual circumstance, help with clearing a mortgage more quickly or lowering the monthly commitment to give you more disposable cash to enjoy life.

Imagine if you will a dark winter's evening. You have arrived home from work, made a cup of tea, put on your comfy slippers and sat down in your favourite chair with the newspaper. There is a knock at your front door and you switch on the lights to the hall and porch to find me standing on your doorstep.

"Hello, I was just passing your house on my way to the bus stop when I noticed an envelope on your drive by your car, have you lost anything?"

You don't remember losing the envelope but you check your jacket pocket, which should have the £100 you drew from the Post Office towards the very special black tie Christmas Party you and your family have been asked to attend. Oh dear, it must have fallen from your jacket onto your car seat and dropped onto your driveway as you got out of your car.

"Yes, I seem to be missing a £100 and I had not realised I'd lost it! Thank you so much for returning it to me."

Now, if I have missed my bus and the next bus takes a longer route and costs me a little extra, would you really mind giving me a £1 coin to cover my expenses, after all you are still £99 better off than you may possibly be otherwise. Do you expect to be paid for going to work? When you pop into the Bank or Building Society do you really think the staff are there to provide a service without any salary?

Our fees are only paid if a mortgage has completed, so unless we make you better off, find an improvement on an offer from an existing lender, or meet your needs by raising the capital for your home extension or which ever goal we are aiming at we are not going to suggest you re-mortgage. You may choose to pay in advance, but generally your conveyancing solicitor only pays us when the mortgage loan money is drawn down. We do sometimes ask for a goodwill commitment fee before asking staff to spend hours in research on your behalf but this is then deducted from the amount at completion. Would you mind helping us meet our bills if you only do so when we've found some money you did n't know you'd lost?

You could chose to save a broker fee and make all the comparisons, telephone a range of lenders underwriting departments, search the internet and still be unaware of a mortgage product that may be more suitable for your personal circumstances. So it is possible to only make a short-term saving and an expensive long-term mistake.

If we cannot find a better solution than one you have already been offered, we are not going to suggest you take a different deal, and it will not have cost you money to find out.

Interest rates are important, but not the only consideration, always look to see if a product is stepped, what penalties it may carry and when interest is calculated i.e. annually, monthly or daily, whether overpayments, underpayments, borrow backs are permitted and of course what consumer group and lending criteria apply to the product.

If the lender offers two similar products, for example a 4.95% base rate tracker with an arrangement fee and also a 5.20% base rate tracker with no arrangement fee and perhaps including valuation and solicitors fees; it will depend on the size of the loan required which product is more cost effective. Most things that claim to be free are usually only free when the actual cost of the free product is absorbed by a higher selling price.

If you are doing it yourself, do look at every angle and do every calculation. Always increase the amount of protection cover in line with any increase in both secured and unsecured borrowing. If you have not already done so, make a will. If your dreams are high priority to you, it costs you nothing but time to talk to us.
